BhuTrace began with a problem we kept hearing about in our own villages. A name changes in the khatauni without anyone knowing. A mutation is filed while the owner is working in another city. A boundary moves on the map. Land records are public, but they are hard to find and harder to read, and by the time most people notice a change, it has often become a dispute.

Our answer is BhuTrace, a land record service with two parts: a free check for any plot, and a daily watch that alerts you when something about it changes.

Check any plot in a minute

Pick the state, district, tehsil, and village, then search by khasra number, khata number, or an owner’s name. BhuTrace brings up the government record and lays it out clearly: who holds the land, each person’s share, the area, and the land type.

The check is free, with no sign-up and no documents, and you can check as many plots as you like. It is live for Uttar Pradesh and Bihar, with every other state and union territory on the way. For people who prefer the official websites, BhuTrace also has step-by-step guides to each state’s land record portals.

BhuTrace Watch: know the day your land changes

Most land problems start quietly, in the records. BhuTrace Watch checks five government records for your plot every morning: the khatauni, dakhil-kharij (mutation) applications, court cases, the registry, and the bhu-naksha map.

When something new appears, such as a mutation application on your plot, you get an alert on WhatsApp and email the same day, while there is still time to act. Watch costs ₹999 per plot for a full year, with a full refund within 7 days of paying.

Ready to use

BhuTrace works on any phone or computer, in English and Hindi, whether you live in the village, in a city, or abroad.

BhuTrace reads public government records and never changes them. It is independent of the government, and what it shows is information, not legal advice. For legal use, get a certified copy from your tehsil.
